    Northern Territory state taxes

    The Northern Territory is structurally unique: no general land tax at all. The Territory Home Owner Discount and FHB grant carry the heavy lifting for residential affordability, and payroll tax is comparatively simple with a single 5.5% rate above $1.5m wages.

    Stamp duty + Territory Home Owner Discount

    NT applies stamp duty under the Stamp Duty Act 1978 (NT). The Territory Home Owner Discount (THOD) reduces stamp duty for owner-occupiers up to a published cap. The First Home Owner Grant is a cash payment for first-home buyers of new homes.

    No general land tax

    Unlike every other state and the ACT, the NT does not levy general land tax on land holdings. Local government rates still apply.

    Payroll tax — single tier

    Threshold $1.5m grouped Australian wages, single rate 5.5%. No mental-health levy or surcharge tiers — administratively the simplest payroll tax in Australia.
