    Queensland state taxes

    Queensland materially expanded its First Home Concession from 1 May 2025 — full transfer-duty exemption for established homes up to $700k. Beyond that headline, AFAD adds 8% for foreign buyers, payroll tax carries a Mental Health Levy above $10m wages, and land tax stacks foreign and absentee surcharges.

    Transfer duty — Home and First Home concessions

    QLD has a Home Concession (owner-occupier) and a First Home Concession. From 1 May 2025, the First Home Concession provides a full transfer-duty exemption for established homes up to $700k, with phase-out by $800k. A First Home Vacant Land Concession applies for land up to $350k.

    AFAD — Additional Foreign Acquirer Duty

    Foreign individuals, corporations, and trusts pay AFAD of 8% on residential transactions on top of standard transfer duty. Verify the current rate with QRO at settlement — it was increased to 8% from earlier 7%.

    Land tax + foreign surcharges

    Land tax applies above the threshold ($600k for resident individuals, lower for companies/trusts). Absentees and foreign companies/trusts pay a 3% surcharge on top of general land tax for taxable land in QLD.

    Payroll tax + Mental Health Levy

    Threshold $1.3m, rate 4.75% (5.25% on the slice above $6.5m grouped Australian wages). The Mental Health Levy adds 0.25% above $10m grouped wages and 0.75% above $100m.
